We all know that buying a piece of Casula real estate for the first time can be a daunting experience, but it can also be daunting for those who are selling for the first time.
 
Trying to pick a real estate agent and then get your home ready for sale can be tough, but that’s why real estate agents like myself are around, to help guide you through your home’s sale and to help you achieve the best result possible.
 
Picking the right agent – Many first-time sellers out there may choose to sell their property with the real estate agent who suggests the highest value for their home, but the agent who gives the biggest price isn’t necessarily the best choice.
 
Just as you would research the best property on the market, you should research the best agents too. Find an agent who has a good reputation in the area and who has proven results. Ask your friends for recommendations and do searches on the internet.
 
Once you have found a real estate agent that looks promising find out what services they offer; how committed they are to offering feedback and communication and what options they can give you in regards to marketing.
 
Most experienced sellers will warn against going for the agent with the lowest commission/highest price. For most people their house is their greatest asset, so put it in the hands of a real estate agent you can trust and who has an outstanding reputation in the community.
 
Setting the Right Price – After choosing a real estate agent, one of the most important factors in selling a home is setting the right price. If the price is set too high then you risk scaring potential buyers away, and if it’s too low then you may well have undersold it or buyers will assume that there is something wrong with the property.
 
So to determine the best asking price for the home a number of things need to be taken into consideration. Some of these include: location of the house; the house’s condition; size of the property; and nearby amenities. Also to be factored in are market trends, competition and the prices being paid for other homes recently sold in the area.
 
You don’t need to understand exactly how all of the above things effect the cost of your home (your real estate agent will go over all of this with you), but it’s important to be aware that they will all help determine what your home sells for.  
 
Creating a Marketing Plan – It’s hard for a home to sell if nobody knows it’s on the market, so an agent will discuss with you what your options are and the best way to go about marketing your home. You can’t sell a secret!
 
There’s a lot that can be done to help market your home. Signs, internet, office displays, floorplans, virtual tours, press or maybe a catalogue are all options that may be used to help sell a home.
