It’s hard to know at first glance whether or not a property is right for you. Even if you find a home that looks and feels right, there are a few things you should consider before you sign on that dotted line.
The most important consideration is the location. Some people place more importance on aesthetics, but the truth is, you can change what a house looks like but you can’t change its location. It’s much better to buy the worst house on the best street than the other way around.
If you want to make some money from your property then also consider whether the area you’re interested in buying in has had a property boom recently. If so, then it could be awhile before house prices rise again significantly, so you may want to reconsider areas where prices have peaked.
The next thing to keep in mind when buying a property is any council regulations. This is especially important if you’re looking to renovate, as some rules can make this very difficult for you. Make sure to check the zoning of the land, and whether there are any easements or caveats and covenants on the property.
Once you’ve found the right location, and the council regulations aren’t a concern for you, then you need to make sure that the house you want to buy isn’t going to fall apart once you move in. A pest and building inspection is generally recommended to ensure that a property is structurally sound and not completely riddled with termites. If there is any structural damage to a home or pesky termites, you may want to reconsider your purchase and / or the price you are paying for it.
Hopefully with this little bit of knowledge you will find yourself avoiding any potential dramas and hassles down the track and when you do buy your home it will be the one of your dreams.
